Construction Costs

The modern, sustainable homes that we design are primarily located in NY’s Hudson Valley and Long Island regions. In these areas, the cost of construction for a custom home is currently about $500/sqft with Mid-Range Finishes. (These costs can be broken down to $350/sqft for basic "core and shell" architecture and an additional $150/sqft which includes interior materials and detailing.)

Acquisition Costs

Our calculation for acquisition costs take your submitted land cost and add a factor of 4% for closing costs. (This does not include the realtor's commission since it is typically paid by the Seller.)

These numbers assume a safe, vacant lot with easy access to utilities (water, electric & sewage.) Our calculations include $20,000 for permits and fees associated with the due diligence process in purchasing vacant land. However, a site that requires a tear-down of an existing structure, facilitation of utilities and/or an inspection of potentially hazardous situations should assume additional costs. Sustainability Impact

It's completely doable to create a comfortable and beautiful new home that actually gives back to the environment more than it takes. However, that requires several design decisions that will ultimately effect both the upfront construction costs and the longterm expenses of the home. We like to think about this in three tiers…

Landscape Development Costs

Our calculation for landscape & site work is estimated based on the size of the home and the level of work you'd like to see put towards the property.

BASIC NEEDS - Includes only work that is necessary to make your home move-in ready. This includes things like septic work, planting of grass or sod, and a no-frills driveway. (We estimate this as 5% of construction + acquisition costs)

CURB APPEAL - Include well-designed plantings and irrigation systems. It would allow us to provide you with a much higher quality driveway and fencing. (We estimate this as 10% of construction + acquisition costs)

HI-END AMENITIES- Pricing increases dramatically when we begin to include pools, outdoor kitchens, fire-pits, sport courts and extensive outdoor lighting. (We estimate this as 25% of construction + acquisition costs)

Professional Fees

Professional fees will vary based on the specifics of the project (most notably - based on the size of the home.) However, our standard architectural fees for the project outlined above is 10% of the cost of construction and our interior architecture fees are an additional 10%. Those numbers are calculated based on the construction cost you’ve submitted above.

We have also assumed an additional $50,000 for additional consultants. Again, these costs will vary between $20,000 - 200,000 depending on your projects need for surveyors, expeditors, engineers, and lawyers.

The total here is an estimate for full-service architecture and interiors for a new, modern home in the north east and is based on the acquisition and construction costs calculated above.
