This modern Hamptons home addition not only adds additional space to the existing residence, it also creates a stunning lookout over the neighboring marshlands and provides a covered, outdoor space. The design gives the homeowners additional privacy in their new bedroom suite, but simultaneously creates outdoor gathering spaces for their growing family.

Core Design Concepts

RAISED
After orienting the addition on the property, we opted to raise it up in order to provide the new, primary bedroom suite with stunning views of the neighboring marshlands. This move also created space underneath for a covered and shaded dining area where the family can share meals and stories.

PRIVATE ACCESS
The new bedroom suite and living room are accessible from a private, exterior staircase which connects to the pool deck and driveway and also connects to the existing residence via a small, floating bridge.

SOLAR SHADING
The roof plane on the new home addition, protrudes beyond the facade to provide permanent solar shading. This shading “ribbon” is carefully calculated to block the high, summer sun from unintentionally warming the interior, while still allowing direct solar gain from the low, winter sun.
